Understand the condition before choosing the remedy

An inspection is a way to assess existing doors within an agreed scope. It can help identify concerns that warrant attention and provide a clearer starting point for subsequent decisions. It is different from installing a new door or carrying out repairs. If you have noticed damage or unreliable closing, describe the concern rather than assuming which component must be replaced.

For a larger property, tell us the approximate number of doors, where they are located and whether a door schedule already exists. Existing records can help connect an inspection to the right openings. Where access or information is limited, that needs to be understood. No report should imply that unseen parts or inaccessible doors were assessed when they were not.

Prepare the site and the available information

Gather previous findings, installation records and any manufacturer details already held. Ask the person arranging the visit to confirm who can provide entry and which doors are included. In an occupied building, access may depend on several occupiers. A schedule with clear references is more useful than a general instruction to check every door when the actual access arrangements are uncertain.

After an inspection, keep the findings associated with each door. Discuss any recommendations and the next action needed, including where further information is required. Inspection does not automatically mean a door receives a new installation certificate, and it does not remove the need to act on identified concerns. Use the findings to inform a considered maintenance or replacement enquiry.

A useful starting point for your enquiry

Tell us the property postcode, the number of doors involved and what prompted your enquiry. A report, refurbishment specification or description of a visible problem helps establish the starting point. If the work involves several openings, use clear door references and explain which floor or part of the building each one serves. Consistent identification helps keep the discussion connected to the right doors.

Photographs can show the opening and a visible concern, but they cannot verify the complete installation or prove a fire-resistance rating. Where available, retain existing installation records, manufacturer information and previous inspection findings. You do not need to diagnose a defect or choose a product before contacting us. Explain what you know, highlight what is uncertain and we can discuss the next appropriate step.

Agree the scope before work starts

A clear quotation should identify the openings and the service being requested. Establish whether the task is inspection, combined supply and installation, or maintenance of existing doors. These activities have different purposes and should not be treated as interchangeable. If an assessment identifies additional information or a revised proposal, that needs to be discussed before assuming that the original scope remains appropriate.

For a managed building, identify the person who can authorise the work and receive the documentation. Occupiers, property owners and managing agents may each have a role in arranging access or approving changes. Provide any building-wide specification at the outset so that the proposal is considered against the actual requirements. A convenient date or preferred finish should not replace this preparation.

Plan access around the people using the building

Occupied properties need practical coordination. Explain how the team will enter, where materials can be brought in and whether reception, a concierge or an occupier needs to be present. Tell us about stairs, lifts and any restrictions on loading or working hours. These details are particularly useful when several openings are spread over different floors or when individual appointments are needed.

A proposed programme depends on the agreed work, access and, for installation, the specification and availability of products. Share your preferred timeframe and any fixed project milestones, but do not treat a date as confirmed before arrangements are agreed. If access changes, communicate that early. The work records should distinguish what was completed from any door that could not be accessed.

Approval and membership mean different things

TEK Fire Doors is a trading name of Tek Interiors Ltd. Our published approval information distinguishes LPS 1271 installation from LPS 1197 inspection, maintenance and repair under term contracts for hinged and pivoted timber fire doorsets. Ask which scheme and documentation apply to the particular work being proposed. The scope of an approval matters as much as the presence of a logo.

FPA membership is presented as membership, separately from third-party certification of work. Other badges also have their own purposes and should not be treated as proof of the fire performance of an individual door. Keep the evidence for the actual product and installation with the property. We can discuss the relevant documentation when reviewing your proposed service.

Keep the information with the property

Good records make the next inspection or maintenance enquiry easier to organise. Keep the agreed specification, door identification, relevant installation documents and subsequent findings together. A door reference should be understandable to someone who did not attend the original visit. For a larger building, linking references to a plan can help new staff locate the correct opening.

Documentation should describe its actual scope. An installation certificate is not a blanket statement that every part of a building complies with all fire-safety requirements. Likewise, a maintenance record should not imply that inaccessible doors were checked. If there are limitations, outstanding actions or work outside the agreed service, those points should remain clear when information is passed to the next responsible person.

Contact us with the details of your property and a short explanation of the outcome you need. If you are comparing quotations, make sure each relates to the same openings, product requirements and work. Ask what is included, what depends on further assessment and what documentation is expected. A total price is easier to understand when the underlying scope is clear.

Our services are fire door inspection, fire door supply and installation, and fire door maintenance. We do not provide a supply-only service. If you are unsure which service applies, choose Other / Need Advice when enquiring or call the team. Explain the situation in your own words and we can help clarify what information is needed next.
